Permits have been issued for the construction of a four-story, five-unit multi-family structure at 521 North 41st Street in West Powelton, West Philadelphia. The 7,187-square-foot development will feature a roof deck with two access structures. Kevin O’Neill is the project designer and Tester Construction is the contractor. Construction costs are estimated at $850,000.
The building will replace a vacant lot. An old wall from a former industrial structures marks the northern boundary of the property, with grass and dirt spanning the rest of the site, lined with chain link fences. The building will stand on a quiet, tree-lined block of 41st Street. Transit access is available via the route 10 trolley on Lancaster Avenue, while a slightly longer walk to the south will bring future residents to 40th Street Station on the Market-Frankford SEPTA Line.
The density added by the building will boost the neighborhood’s growth. Nearby Lancaster Avenue is developing into one of the city’s most vibrant commercial streets, and the addition of new residents helps support its future.
No completion date has been announced for the project.
