Construction is making rapid progress at Innovator Village at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. Upon completion, the development will hold 90 residential units, a mixture of townhomes, duplexes, quadplexes and apartments in a 56-unit mixed-use structure. When YIMBY reported on the development in December, groundbreaking was underway and the project began construction at its prominent location on Washington Avenue.
While the mixed-use structure is not under active construction, the duplexes, quadplexes and townhomes at the rear of the property are well underway, with the structures topped out and framing nearing the finish line. Meanwhile, excavation equipment at the site of the mixed-use building could begin digging foundations at any time, although it does not appear to have started yet.
When finished, the row of buildings currently covered with construction plywood will take on a high-end, industrial look with red brickwork and warehouse-style arched windows. The buildings will appear to have been built in a bygone era, with attractive cornices at the top. The mixed-use building will present the same basic design but on a larger scale, with massive arched windows in columns under the building’s cornice.
It is great to see rapid progress on the development, as it has only been under construction for a few months. It is likely that the developer will wait for the townhomes, duplexes and quadplexes to progress further before beginning major construction on the mixed use structure, which will boost Washington Avenue’s vertical transformation.
No completion date has yet been announced, though construction may finish by 2022 or 2023.
