Permits have been issued for the construction of two multi-family residential buildings at 2130 North 2nd Street and 2132 North 2nd Street in Norris Square, North Philadelphia. Designed by Nicholas Coulter of KCA Design Associates, LLC, the two structures will be situated on the west side of the block between Diamond Street and West Susquehanna Avenue. 2130 North 2nd Street will span a 917-square-foot footprint and will rise three stories and include three units. The building will include 3,688 square feet of floor space and will feature a basement and a roof deck. EV Development LLC is the contractor. Construction is expected to cost $252,000. Fewer details are available for 2132 North 2nd Street, which will rise from a 1,000-square-foot footprint and will also feature a basement and a roof deck. 2nd Street Developers LLC is the owner for both properties.
The sites are part of a fenced-in property that spans lots 2130, 2132, and 2134, and houses an apparently disused single-story garage and paved lot. Last year permits were filed for demolition at lots 2130 through 2134, as well as for the two-story rowhouse at 2136 North 2nd Street. The properties all share the same owner and Elmer Leiva is specified as the demolition contractor for all properties.
Around the same time, a permit was issued for construction at and another was issued last month for 2136 North 2nd Street. Like 2132 North 2nd Street, the multi-family building will span a 1,000-square-foot footprint and feature a basement and a roof deck and will be designed by KCA Design Associates. No construction permits have been filed for 2134 North 2nd Street, though they are likely to follow in the future.
The development will block many sight lines for a festival-themed mural painted on the lot wall at 2124 North 2nd Street to the south. Fortunately, it will still be visible from the street due to the adjacent open lot that remains undeveloped at the moment.
North 2nd Street, which has seen widespread abandonment by industry and residents in the postwar period and numerous subsequent demolition, is undergoing a long-overdue renaissance. Over the past few months, Philly YIMBY reported on construction at two large apartment complexes, North Liberty Triangle at 1102-48 North 2nd Street and Dwell 2nd Street at 1300-54 North 2nd Street, and on permit filings for residential buildings at 1222 North 2nd Street and 2155-61 North 2nd Street. The Gotham, a 142-unit development that combines a renovated 10-story factory loft with adjacent new construction, recently opened at 2000-2034 North 2nd Street, a block south of 2130 North 2nd Street. We expect to see more development announcements along the street and in the area in the near future.
