Permits Issued for The Beverly at 1102 Germantown Avenue in Northern Liberties, North Philadelphia

Permits have been for The Beverly at 1102 Germantown Avenue in Northern LibertiesNorth Philadelphia. Developed by Stamm Development Group and built by Tester Construction, the development will stand six stories tall and hold hold 54,076 square feet of space, with 50 residential units as well as a commercial space set to be located on the ground floor. The building will feature a green roof as well as tenant storage and parking for 17 bicycles and nine cars, with one being van accessible and three for electric vehicles. Construction will cost an estimated $10 million.

The building will feature a modern façade, utilizing the unusual triangular shape of the property to create for a rare design that is of a higher quality than most developments in progress in the area. The building may be classified as a “Flatiron,” referencing the shape of New York’s iconic skyscraper. Gray brick will be used as the primary material, giving th structure a stately look. White cladding at the ground will add contrast and improve the street presence. Large windows framed with gold-colored accents will allow for lots of natural light to illuminate the interiors.

The project is located in one of the hottest development areas in the entire city. The northeastern portion of Northern Liberties was once plagued with vacant lots, but today their number is essentially down to zero, with the many multi-family developments completed, under construction, and planned, such as North Liberty Triangle, an 86-unit complex in progress across the street, and Piazza Terminal, a three-towered project that will bring more than a thousand new residents to the neighborhood.

The addition of 50 units and a retail space in place of a former vacant property is a huge win for the area, which will help attract more business tenants and restaurants. When these projects are completed, a massive mixed-use neighborhood will stretch along North 2nd Street from Spring Garden Street to the south to Girard Avenue, where it will connect in with Fishtown’s Frankford Avenue and Front Street.

YIMBY first shared the development in November. Now that permits have been issued, construction can move forward.

No completion date has been announced, though construction may be finished by 2023.
