Permits Issued for an 18-Unit Structure at 1731 Washington Avenue in Graduate Hospital, South Philadelphia

Permits have been issued for the construction of a four-story, 18-unit residential structure at 1731 Washington Avenue in Graduate HospitalSouth Philadelphia. The building will will also include 24 parking spaces, 20 of which are set to be mechanical, a retail space set to be occupied by a restaurant, and a roof deck that will offer sweeping views of the Philadelphia skyline. The development will hold 36,336 square feet of space and cost an estimated $3,633,600 to build.

The building will replace a vacant lot formerly occupied by a single-story warehouse structure similar to many other buildings along the corridor, many of which are gradually being replaced along the growing corridor. The building, which featured a brick and stucco façade, was torn down in 2018. Currently, concrete and brick rubble can still be seen on the property, which is barricaded with a chain link fence.

The volume of new development coming to Washington Avenue will completely change the corridor, which will transition from an industrial street with narrow sidewalks inhospitable to pedestrians to a thoroughfare with thousands of residential units and a large amount of retail space. Additionally, the street is set to be completely repaved and will include more bike lane and sidewalk space while eliminating multiple lames of traffic. Bus platforms will also be included. This will likely kickstart even more development, and in ten years, will likely be filled with new mixed-use buildings from east to west.

No completion date has been announced, but construction may be finished by 2022.
