A zoning permit has been issued for the construction of a multi-family residential structure at 753 North 44th Street in Haverford North, West Philadelphia. The building will be situated on the east side of the block between Aspen Street and Brown Street, near the boundary with the Mill Creek neighborhood to the west. The attached structure will rise from a 1,098-square-foot footprint. No floor count is specified, though the permit mentions a setback at the third floor, which, together with the surrounding housing stock, suggests a three-story height. The building will replace a vacant lot that is currently home to a well-maintained grass lawn. The site sits adjacent to a two-story prewar rowhouse to the south and stretches through the narrow block to Pallas Street to the east, which it will likely face with a rear yard, similar to the adjacent properties along the block. Though many of the prewar rowhouses on the block are in a visible state of disrepair, most of the street’s original housing stock has been preserved, and postwar rowhouses have replaced a number of once-vacant sites.

The neighborhood has seen a number of predominantly small-scale residential filings over the past few months. The minor development boom may be attributed in part to the rising appreciation of real estate across eastern West Philadelphia, driven by the ongoing influx of construction in University City.

The property sits across the street from the Martha Washington School, a stately prewar edifice wrought in an understated Art Deco style. A number of mature trees, such as the large London plane next to the property, add further charm to the block. The 31 bus stops less than 100 feet to the south, and the route 10 trolley and the 43 bus run several blocks to the east along Lancaster Avenue, which is also home to a retail corridor. University City is located within a 25-minute walk to the southeast.
