Construction is progressing quickly on Next LVL, a mixed-use development at 4223 Chestnut Street in University City, West Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the roughly 250,000-square-foot building stands seven stories tall and is built with modular construction. The project will hold 281 residential units and eight thousand square feet of retail.
The development is essentially a larger and slightly modified version of the original LVL Development, which sits one block to the east. The building will feature a modern façade consisting primarily black cladding with some gray mixed in, as well as wood-colored accents. Street trees will be planted along the sidewalk, creating a pleasant street presence on the block.
Since the project is built with modular construction, it has moved at a rapid pace. Construction started in January 2020 and the finish line is already in sight. The building has been topped out and has achieved its full shape. Façade installation has begun, allowing for a glimpse into how the project will look upon completion. The black cladding looks consistent with the renderings, and the window frames add a pleasant modern flair to the design that will help the structure stand out upon completion.
The addition of 278 units and a retail space will positively boost the local density.
The building will likely be completed around the second quarter of this year.
