Permits have been issued for the construction of a collection of townhouses at 30 East Rittenhouse Street in GermantownNorthwest Philadelphia. The development will include five single-family homes, each standing three stories tall. Construction costs for each home are estimated at $239,000, with a total project cost of $1,195,000.

The structures will replace a vacant lot, one of many in the area, although the supply of these land parcels may quickly dwindle in the future. The site houses a gathering of trees, giving it a wooded, wild look from the street.

It is unfortunate that the trees will be cut down, although the addition of five residential units will be a certain positive for the neighborhood. The site sits just off of Germantown’s downtown core, and is only steps away from many businesses and restaurants. The development will help expand the local density, which is justified by the location close to the Germantown Station of the SEPTA regional rail.

No completion date for the project is not known at this time, though construction may be finished by 2022 or 2023.
