Permits Issued for 15 Workforce Townhouses at 1100 Diamond Street in the Temple University Area in North Philadelphia

Permits have been issued for the construction of 15 townhouses at 1100 Diamond Street in the Temple University area of North Philadelphia. The permits issued were for half of the homes as there are 30 residences planned in the full development. Eight units are already under construction. Each home will have three bedrooms and two bathrooms in the project and each is expected to sell for around $250,000 as workforce housing.

Renderings for the development are available, and the homes vary in size between each rendering. Some homes will stand two stories tall with others standing three. Each home will feature an exterior comprised of brick and gray cladding creating a stately design that will show well once completed. The homes look similar to other affordable housing projects that have been constructed in the immediate vicinity in the last few years.

Eight of the homes in the development are expected to reach completion towards the end of summer with the rest expected to reach completion at some point later in the year. The new development will be a nice boost to the overall Philadelphia housing stock, adding more affordable housing to a city which can struggle with too low of an inventory of such residential units. The homes will add density around numerous transit lines, with the Broad Street Line as well as Regional Rail at Temple University Station accessible nearby.

Additionally, the homes are just steps away from Temple University, one of the City’s contributing employment centers. Given its prominent location and relatively affordable niche, the homes should be in strong demand and lead to residents moving in as soon as each building reaches completion.

The first portion of the of the project broke ground around two months ago in early April. These will be the first homes to reach completion at the end of summer.
