Permits Issued for Six-Unit Building at 2202 North Marshall Street in North Philadelphia East

Permits have been issued for the construction of a six-unit multi-family structure at 2202 North Marshall Street in North Philadelphia East near Temple University. The building will rise four stories tall and will feature a roof deck. In total, the structure will hold 6,408 square feet of space. Permits estimate construction costs at $350,000.

The new building will replace a portion of an existing vacant lot. The property is one of the longer existing vacant parcels in the neighborhood, featuring a white fence surrounding the mowed grass area. A few trees also stand on the corner property. The lot sits along Susquehanna Avenue, and is just steps from Germantown, an area which will likely see much more development influx in the future.

The neighborhood currently consists of many vacant lots due to the area’s long-lasting urban decline. Luckily, it looks like it has rounded the corner, with these vacant properties quickly vanishing in the face of new townhomes and smaller-scaled multi-family buildings which are returning density to the area.

Transit access is located on a longer walk to the West on Susquehanna Avenue before arriving at the Susquehanna-Dauphin Station on the Broad Street Line, or a shorter walk to the many bus routes passing through the neighborhood. Temple University is also a short walk to the West.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.

  2. SEPTA route 39 bus service to the Broad Street Line (Susquehanna-Dauphin station) to the west and the Market-Frankford Line (York-Dauphin station) to the east.

    HISTORIC FACT:
    The Susquehanna-Dauphin station of the Broad Street Line used to be named the Dauphin-Susquehanna station many years ago because Dauphin Street comes before Susquehanna Avenue (North-South); you see that naming convention on the Market-Frankford Line with York-Dauphin station as York Street is north of Dauphin Street.

    • Interesting. And you have Ellsworth-Federal and Walnut-Locust that also follow the north-south pattern. But either way, its WAY better than having sponsored names. (Long live Pattison, University City and Market East!)

        Sponsored names do sound very tacky, but if they contribute significant $$$ to SEPTA, then it’s an acceptable tradeoff IMO.
