Permits Issued for Five-Unit Building at 2710 Ridge Avenue in Brewerytown, North Philadelphia

Permits have been issued for the construction of a five-unit multi-family building at 2710 Ridge Avenue in BrewerytownNorth Philadelphia. Upon completion, the building will stand three stories tall and will feature a roof deck accessible via a pilot house. In total, the building will hold 5,850 square feet of space, with construction costs estimated at $800,000.

The new building will replace a vacant lot, one of many still situated in this upper corner of the neighborhood. The site sits open to the street, and is situated between a mostly intact row of stately brick rowhouses. The height of the new building will roughly match that of its neighbors, although it is more than likely that the building will take on a contemporary design, much unlike that of its surroundings, providing a fresh contrast.

As the development boom in Brewerytown continues, the core of the neighborhood closer to Girard Avenue has essentially filled up, so developers have now been pursuing outlying properties in the northern section of the neighborhood, as well as in nearby neighborhoods areas such as Sharswood and Strawberry Mansion. This process has brought more density, replacing vacant properties and increasing local population numbers. As new projects continue to arrive, more businesses will be attracted to these neighborhoods, which will only continue to attract further development in the future.

No completion date is known at this time, though construction may be finished by 2022 or 2023.

  1. When I looked at this property, the grassy lot didn’t reveal a driveway behind the development for any on-site off-street parking (there seems to be a small forest of trees further behind).

    Around the block, there seems to be another grassy lot at the corner of Ridge & Glenwood Avenues, revealing no driveway between the buildings.

    That surely was a missed opportunity.

    At Ridge & 27th, you’ll find a corner mini-market.

    At Ridge @ Berks & Taney, you’ll find Ridge Food Market.

    A few blocks down in the opposite direction along Ridge Avenue, you will find a few local soul food dining options.

    SEPTA bus route 61 along Ridge Avenue with departures every 20 minutes will take you to the Broad Street Line & the Broad-Ridge Spur as well as Center City.
