Rendering Revealed as Construction Begins at 342 West Girard Avenue in Northern Liberties, North Philadelphia

As construction work gets underway, a rendering has been revealed for a 50-unit residential development situated at 342 West Girard Avenue in Northern LibertiesNorth Philadelphia. Designed by Hightop Real Estate And Development, the building will rise six stories tall and will feature retail space at the ground level. Resident amenity space will include a fitness center.

The development will feature a modern exterior, similar to that of other new buildings in the area. Floor-to-ceiling windows will front Girard Avenue, creating a welcoming street presence. The upper floors will be clad in white metal paneling, with projecting sections clad in gray paneling that will add texture to the design. New trees will help improve the streetscape.

The new building will be replacing Trio’s, a local pizza restaurant. The business operated out of a gray-painted single-story structure surrounded by a parking lot, which created a curb cut on Girard Avenue, harming the pedestrian experience.

The new development will provide a great change for the site, replacing a suburban, car-oriented property with a dense, urban building that will add residential space to the booming neighborhood. The structure’s height will not stand out, given the tall industrial building-turned-lofts that is situated directly to the rear. While it will be a shame to lose Trio’s, the new retail space that will be located on the ground floor will fill the void and utilize the busy Girard Avenue corridor.

The Girard Avenue Trolley provides direct transit access, and the Girard Station at the Market-Frankford Line sits within a short walk to the east.

The project is expected to be completed in 2022.

  1. This is a dramatic improvement to that corner. I am looking forward to a stroll down the far eastern stretch of Girard Avenue in ~3 years as all these projects come online.

  2. Let’s trade a pizzaria (with parking) for a modern state-of-the-art living facility!

    Because it’s residential without on-location off-street parking makes me criticize this development.

    The good news is that this development is well served from SEPTA trolley route 15 (Girard Avenue stop is in front of the proposed development) and SEPTA bus route 57 with departures every 4-11 minutes.

    There’s an Acme at 2nd & Girard, but since you have no parking, you’ll have to carry your groceries home in the pouring thunderstorm.

    The Market-Frankford Line is only a few blocks to the east.
    Enjoy your new neighborhood.

    Nice place to visit if you don’t drive, but I wouldn’t want to visit.

  3. Trios isn’t completely closed. They’ve been operating as delivery only out of a location near broad for the past year or so. I don’t have any inside info but I wouldn’t be surprised if the retail space in this building is being built for them

  4. So many buildings with such little parking being built…i guess they will lug their heavy Ikea boxes on the bus or on a bike

  5. Why are we saying Northern Liberties is in “North Philadelphia?” Perhaps that’s partially correct in a geographic sense, but Northern Liberties is a riverward that begins the Lower Northeast.
