Permits have been issued for the construction of a six-unit multi-family building at 1842 East Harold Street in East Kensington. The building will rise three stories tall, with a pilot house allowing for access to a roof deck at the top of the structure. In total, the building will hold 6,303 square feet of space, with construction costs estimated at $900,000. Permits list Brian Philips is listed as the design professional and Cesar Sanchez as the contractor.
The new building will replace a vacant lot, one of a few still available on the block. The property is one among a small tandem row of vacant parcels, with overgrown bushes and grass growing behind a chain link fence. A neighboring property houses logistics equipment, adding to the row of underutilized lots.
The site sits in a desirable location, with the Huntingdon Station on the Market-Frankford Line located just one block away. A few blocks to the south of the site is where an emerging commercial district is rising around the York-Dauphin Station, where hundreds of residential units are proposed or are under construction, bringing a large influx of density.
The new building will be a solid improvement for the site, adding six residential units to a property currently occupied by none, as well as removing a gap present on a semi-intact block of row houses. Given its close proximity to a major transit station, this density increase is very reasonable, and is the type of development that should be more common along all major transportation arteries in the city.
No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.

Apple Maps shows a warehouse for that property, not the adjacent vacant lot.
Oh and the sidewalk is 100% occupied by vehicles because Harold Street is too narrow for parking and upon satellite inspection, there is no on-site off-street parking.
The only money-shot is the close proximity to the Huntingdon Station of the Market-Frankford Line, but there is no local transit service on east Harold street.
Property has been vacant since the early 80’s my Uncle lived across the street, along with the block between Jasper and Emerald Streets, I am glad to see this neighborhood coming back, my dad rented a house down at the corner of Jasper and Albert Streets for several years across the street from the check cashing store.
