Permits Issued for Nine-Unit Building at 2513 North Howard Street in West Kensington

Permits have been issued for the construction of a nine-unit multi-family building at 2513 North Howard Street in West Kensington. Upon completion, the building will rise three stories tall, and will feature a roof deck. In total, the building will hold 8,285 square feet of space and cost an estimated $1,025,000 to build.

The new building will be replacing a vacant lot, which is a common trend for development throughout the city. A chain link fence fronts the lot, which consists of a grassy area strewn with junk. The new building will be a great improvement for the site, removing a gap along the block and adding nine more residential units to a quickly growing neighborhood.

Development is continuing to surge in most areas along the Market-Frankford Line, utilizing the key transit artery. As Philadelphia continues to see explosive growth across much of its area, transit will continue to play an increasingly crucial role in connecting and moving the city.

West Kensington itself has seen a large influx of new permits in recent months. Between renovations of the area’s attractive old industrial buildings and new construction, hundreds of residential units are planned in the area. The York-Dauphin Station sits a short walk to the east of the site, serving the planned buildings in the neighborhood.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.

  2. This property does not offer on-site off-street parking and the street behind it (North Hope Street) is so narrow, you’ll find vehicles parked 100% on the sidewalk and you don’t need me to remind you how illegal that is.

    Impressed?
    No way!

    Not when you have much nicer neighborhoods with luscious lawns, a driveway with parking garages elsewhere in the city!!
