Permits Issued for Seven-Unit Building at 3951 Lancaster Avenue in Mantua, West Philadelphia

Permits have been issued for the construction of a seven-unit mixed-use building at 3951 Lancaster Avenue in MantuaWest Philadelphia. The building is projected to rise four stories tall, with a commercial space to be located on the ground floor and residential units above. The building will also feature a roof deck. In total, the structure is expected to yield 10,700 square feet of interior space and cost an estimated $1.25 million to build.

The new building will replace an existing single-story structure. The edifice features a dull facade composed almost entirely of white stucco. The triangular property will allow for a more interesting design, which will benefit from extra visibility, given that it is located on a prominent intersection. Other buildings on the corridor provide solid examples of this, such as the one pictured below.

The permit is the latest of many flowing onto Lancaster Avenue corridor. The street is poised to take off as one of the city’s leading commercial corridors in the coming years, and the increased utilization of the site is already a big improvement. The addition of a commercial space makes the development even more appealing, as it will help increase the flow of pedestrian traffic. The seven new residential units will add density along the street, something that is necessary for major commercial streets such as the one at hand.

Lancaster Avenue features a notable amount of ornate and elegant architecture, which makes for a unique atmosphere that will aid in the corridor’s imminent success. Unfortunately, some low-slung eyesores also found their way onto the street in years past, and the removal of these buildings and addition of dense, mixed-use buildings will help the stretch realize its full potential.

Prime transit access is offered to the site to the route 10 trolley, which runs along Lancaster Avenue to University City, Center City, and beyond, allowing for convenient commutes.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.
