Permits Issued For 500-02 South Street In Queen Village, South Philadelphia

Permits have been issued for a multi-family renovation of 500-02 South Street in Queen VillageSouth Philadelphia. The building will rises three stories tall, with two private roof decks at the top of the structure. The second and third floors will be refitted to accommodate four residential units, while the existing retail space on the ground floor to remain. The renovation cost is listed at $350,000.

Currently, the building features a very bland exterior. White concrete covers the near entirety of the second and third floors, with the exception of some windows located on the second floor. Intriguing columns of concrete jut-out from the structure and slant farther outwards as they rise. Floor-to-ceiling windows cover a large portion of the ground floor and provide for a decent street presence. The coming renovations will likely alter the building’s outward appearance, adding more windows to the upper floors and giving the overall structure a friendlier appearance.

Although the size of the project is minor when compared to many other developments occurring throughout the city and area, this project still holds importance. Given the building’s prominent location on the corner of one of the city’s busiest commercial corridors, the structure is highly visible to the thousands of pedestrians who pass by each day. The new renovation will likely improve the appearance of the building and as a result provide a solid boost to the intersection as well.

Additionally, the new density added into the building is not a significant addition but is still an incremental increase over the existing conditions. Adding any extra residential space along a corridor such as South Street is valuable, and this development will provide a small addition to the Street’s customer stock.

No completion date is known for the project at this time.

  1. Due to the various buildings so close together, there is no on-site off-street parking.

    No rendering doesn’t help me visualize the changes that the permit has been issued for.

    This area is served by SEPTA bus route 40 along South Street with departures every 32 minutes (times may vary).
