Permits have been issued for the construction of a three-unit multi-family building at 1425 North 7th Street in Ludlow, North Philadelphia. Upon completion, the building will rise three stories tall. A roof deck will be located at the top of the building, with a roof deck access structure. In total, the building will hold 3,369 square feet of space, with construction costs estimated at $230,000.
The new building will be replacing a vacant lot, like many of the other developments in the city. Overgrown grass grows on the property, which sits open to the street. A number of new single- and multi-family buildings sit on the block, nearly all of which also likely replaced vacant parcels like that one at hand. Development has come at a steady pace in the neighborhood in recent years, and these vacant sites have become the minority of parcels in the neighborhood as denser new buildings quickly fill the area back towards its prewar heyday.
The additional density that the building will bring will be a welcome development at the property, adding three units on a site that is currently occupied by zero. Girard Avenue sits nearby to the south and offers reliable transit access, while a longer walk can bring residents to the Broad Street Line or Market-Frankford Line. The Temple University campus also sits within a 10-minute walk to the northwest.
No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.
