Permits have been issued for the construction of a 30-unit mixed-use building at 2739 North 5th Street in Fairhill, North Philadelphia. Upon completion, the building will rise four stories tall and will house a commercial space on the ground floor. In total, the building will hold 20,463 square feet of space and cost an estimated $2 million to build. Michael Donovan is listed as the project’s design professional, with HC Pody Company specified as the contractor.
The building will don a modern exterior, comprised largely of light gray cladding situated on the upper three floors. Dark gray cladding will abut certain windows, with bright yellow used as an accent on patches throughout the facade, as well as on the cornice. Gray brick is shown on the ground floor, next to large all-glass doors and windows that will create a welcoming street presence.
The building will replace a vacant lot, which is a common occurrence in terms of development in North Philadelphia. A wooden fence barricades the building from the street, while grass grows on the lot behind. The location on the 5th Street commercial corridor makes the lot-s presence all the more unwelcoming, and it will be pleasant to see the eyesore property bite the dust.
The project will present a significant improvement over the existing conditions at the property. The addition of 30 residential and a commercial space will help strengthen and poise the neighborhood for further growth in the future. As of recently, the neighborhood has remained largely untouched by development, although this project and more that will be coming the future will surely change this narrative.
YIMBY will continue to track further growth occurring in the neighborhood. No completion date is known for the project at this time,, though construction may be finished by 2022 or 2023.
