Permits Issued for 11-Unit Building at 809 Diamond Street in North Philadelphia East

Permits have been issued for the construction of an 11-unit multi-family building at 809 Diamond Street in North Philadelphia East. Designed by KCA Design Associates, the structure will rise four stories tall and will feature a roof deck. The building will contain 11,360 square feet of interior space. Tester Construction is listed as the contractor. Construction cost is specified at $1.5 million.

The new building replace a vacant lot. A pair of religious buildings stood at the site until recently, housed in a one- and a three-story structure. Neither was architecturally distinguished, so there is no considerable loss in terms of aesthetics. The building will be a positive addition to a block that has seen little construction since the end of World War II.

The site sits within ten-minute walking proximity to Temple University, so the planned apartments may be well-suited for university students. In addition, the Temple University regional rail station and the Susquehanna-Dauphin station on the Broad Street line are both located within a ten-minute walking radius, offering convenient commute to Center City and beyond.

No completion date has been specified, though construction may be finished by 2022 or 2023. We expect to see further development in the surrounding area in the near future given its desirable location and ample supply of vacant lots.
