Construction has made significant headway at North Liberty Triangle, a two-building, 84-unit development at 1115-27 North American Street in Northern Liberties, North Philadelphia. Façade work is underway at the four-story south building, while the north building has reached its full height, standing six stories above ground. Developed by Streamline Development, the mixed-use project will contribute significant density to the rapidly growing neighborhood.
The south building remains largely unchanged since our last update in July, with the exterior envelope and most of the windows having been installed for some time. The majority of the progress took place at the taller, northern building, which at the time of our last visit had its two-story steel base completed and two residential floors assembled above. By now, two more floors have been added and fully sheathed in plywood, allowing us to get a feel for how the completed structure will look on the streetscape. Unlike its neighbor to the south, the structure still has not yet received any exterior treatment beyond plywood framing.

The development will significantly contribute to a blossoming neighborhood that is seeing a major surge of construction. The project rises just to the north of the massive Piazza Terminal complex and near The Beverly, both of which are well under construction. In the coming years, the northeast section of Northern Liberties promises to become a lively hub with much pedestrian and commercial activity.

North Liberty Triangle is a 110,000 sf two-building Streamline Development project with 85 studio to 3 bedroom condos ranging from 361 to 1,621 square feet and priced from $195,000 to $690,000, 10,000 square feet of ground floor retail, and 37 underground parking spots. It’s good that Northern Liberties has a condo option.
