Permits Issued for 12-Unit Building at 2215 North 7th Street in North Philadelphia East

Permits have been issued for the construction of a 12-unit mixed-use building at 2215 North 7th Street in North Philadelphia East. Upon completion, the new building will rise four stories tall and will feature 15,649 square feet of space, which includes commercial space on the ground floor. James Clancy is the design professional listed, with Liberty Star Management INC the listed contractor. Construction costs are estimated at $2.1 million.

The building will a vacant lot, which frequent readers were likely able to predict as this mode of construction has become quite common throughout the neighborhood. This lot is no different than most, with an overgrown swath of grass sitting behind a beaten wooden fence that was added years ago during beautification efforts. A small trees sits toward the front of the site.

The new building will certainly be an improvement for the site, adding 12 units to a property currently occupied by zero. This will accompany the hundreds of other units that are in various stages of progress across the neighborhood, greatly increasing the local density and population. What sets this development aside, however, is the inclusion of a commercial space, which will help spur the neighborhood’s growth even more, since welcoming new businesses and restaurants will in turn help attract even more residents.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.
