Permits Issued for 120-Unit Building at 1307 Germantown Avenue in Olde Kensington

Permits have been issued for a 120-unit mixed-use building at 1307 Germantown Avenue in Olde Kensington. Designed by HDO Architecture, the building will rise six stories tall and will feature commercial space on the ground floor. In total, the structure will contain 108,456 square feet of interior space. Construction costs are estimated at $21,171,387.

Also included in the development, although not in the permit, will be a larger residential component. Permits have already been issued for Building 27, while Buildings 1-26 will house 52 residential units with Buildings 28-29 holding 18 more, bringing the total unit count to 190. There will be 106 parking spaces to serve these units, with five ADA compliant spaces and five for electric vehicles. There will also be 64 bike spaces.

The new mixed-use building will add significant bulk along North American Street. The building will be primarily coated with dark gray-black metal cladding, a common material seen in many new developments throughout the city. This will be paired with white cladding, creating a black-and-white contrast and allowing the building to stand out. The ground floor will consist of gray brick and floor-to-ceiling windows for the rest. Street trees will be planted, further enhancing the design.

The other residential buildings included in the development will feature very different designs. Here, white cladding will still make a significant presence, situated on the upper floors, while the lower floors will be covered with red brick. Wood-styled cladding will also be included as an accent. More street trees will be planted here.

The new development will be built at the site of a somewhat underused lot. A surface parking lot covers a large portion of the site parcel, forming a drab gray landscape spanning between Germantown Avenue and American Street. A low-slung industrial building stands in the northern portion of the property. The building features a bare tan-brick exterior and is one of many remnants of American Street’s industrial past. Although it has a Germantown Avenue address, the new building will actually be situated along American Street, with the other residential buildings along the Germantown Avenue side of the property. The site is surrounded with other developments, varying in size, which have added hundreds of new residential units and ample commercial space to this small section of the neighborhood. This development will do more of the same.

The addition of 120 residential units and retail will make for a significant improvement for the area. When considering the additional 70 units, the project’s massive scale becomes even more impressive. The new density boost will help develop a new commercial corridor along American Street, as will the new commercial space.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.
