Philadelphia YIMBY Highlights Upcoming Developments With 50 to 100 Residential Units

Yesterday, Philadelphia YIMBY discussed some of the new categories we introduced at the beginning of the year to make our website into a more useful resource of both recent news and as an urban development archive, highlighting a few of the new projects we have covered within the 100-plus-unit category. In this second entry in our category spotlight series, we look at a few of the residential developments with unit counts ranging from 50 to 99. This category consists mostly of sizable mid-rise developments, as well as a few high-rise buildings that tend to fall withing the under-20-story range. Please see below for a selection of such developments that we have covered so far this year.

Last month, YIMBY shared images of the updated, scaled-down design for Broad + Pine, a high-rise development proposed at 337-41 South Broad Street (alternately 337 South Broad Street) in Washington Square West, Center City. Designed by My Arch and developed by Dranoff Properties, the tower will rise 15 stories tall and hold 145,220 square feet of space, with ground-floor commercial space and 91 residential units, as well as an 11,995-square-foot parking with space for 18 cars. Today we share more renderings for the proposed structure.

Philadelphia YIMBY’s recent site visit has revealed that excavation is currently underway at an eight-story, 63-unit apartment building at 31 East Columbia Avenue in Fishtown, Kensington. Designed by SITIO Architecture + Urbanism, the building is an expansion for the existing Box Factory Lofts, a four-story prewar industrial building located at 21 East Columbia Avenue, which houses 20 rental units. The new building will add 67,342 square of feet of space to the development and will introduce a new shared lobby to be shared by the two structures, as well as a common residential courtyard. The new building will feature ground-level retail, elevator service, full sprinkling, covered parking for ten cars (including three car share and one accessible space) and 30 bicycles, and a roof deck.

Renderings have been revealed for a 60-unit mixed-use development at 2213-33 North Front Street in East Kensington. Designed by Cadre Design, the new building will stand seven stories tall, with commercial space on the ground floor. No parking is included in the plan.

Featured article: Construction Underway At 58-Unit Complex At 620 Moore Street In Wharton, South Philadelphia

Philly YIMBY’s recent site visit has revealed that construction is well underway on a block-long, 58-unit complex at 620 Moore Street in Wharton, South Philadelphia. Designed by CANNOdesign, the primarily residential development will consist of three adjoining buildings, each rising four stories and spanning a site flanked by Moore Street to the north, South 6th Street to the east, and South 7th Street to the west. A 52-unit apartment building, articulated as separate independent structures, will span the majority of the site. At the street corners, two mixed-use buildings will each hold a commercial space at the ground floor and three residences on the floors above. The buildings comprise the second phase of a block-spanning complex, where a set of 25 new rowhouses now stands largely complete on McClellan Street on the south side of the city block.

Permits have been issued for a four-story, 86-unit residential building at 448-56 Rhawn Street (alternately 448-456 Rhawn Street or 448-52 Rhawn Street) in Fox Chase, Northeast Philadelphia. Designed by KCA Design Associates, the development will hold 92,432 square feet of interior space, of which 2,500 square feet will be ground-level retail, and will include a ground-level garage with space for 34 cars and 30 bicycles. The building will rise on the southwest corner of Rhawn Street and Rockwell Avenue, across from the Fox Chase Station of the SEPTA Regional Rail.
