Construction Anticipated at 2204-14 East Allegheny Avenue in Port Richmond, Kensington

Last October, YIMBY shared a series of renderings for a multi-building, 189-unit development proposed at 2204-14 East Allegheny Avenue in Port Richmond, Kensington. Designed by VBC Studio, the complex will span 146,032 square feet and include a six-story apartment building, 70 townhouses, 17,710 square feet of retail, and 87 parking spaces. Although construction permits have not yet issued, a zoning permit issued in March, which calls for splitting the site into two parcels, indicates that activity is still ongoing on the project. Recently YIMBY visited the site to check out its pre-development condition.

The complex is set to rise in a predominantly industrial area, spanning a massive vacant lot bound by East Allegheny Avenue to the northeast, East Clearfield Street to the southwest, Witte Street to the southeast, and an elevated train trestle to the northwest. The paved lot was used as a parking facility until several years ago. At this time, very few vestiges of the parking lot remain at the site, which has since been largely town up and currently houses heavy machinery and excavation equipment. Though the machinery does may not be directly related to the proposed development, the site clearly appears ready for proximate excavation.

The project planned at 2204-14 East Allegheny Avenue is an exciting proposal that promises to contribute a significant volume of housing stock to the neighborhood via a mix of densities and housing types, which will accommodate residents of various incomes and living needs. In the meantime, the retail component will enhance the pedestrian experience at the block. We look forward to further progress on the project.

  1. This huge lot used to house a textile dyeworks. I’m sure the ground is still saturated with toxic chemicals
