A recent site visit by Philadelphia YIMBY has confirmed that construction work is almost entirely complete at 2045 Lofts, a four-story, 18-unit mixed-use building at 2045 North 2nd Street in Norris Square. The property is situated on the east side of the block between West Norris and Diamond streets, around one short block to the southwest of Norris Square Park. Designed by Vincent Mancini, the structure spans 23,597 square feet and features ground-floor commercial space and elevator service. Permits list Green Tree Group Contracting as the contractor and a construction cost of $3.8 million.

YIMBY last reported on the site in August 2020, when demolition permits were filed for the property. At the time, a pair of two- and three-story prewar rowhouses stood at the site. Despite their somewhat unique appearances and ornate cornices, the structures were rather drab and generally unremarkable. The replacement building, with its predominantly brick facade and a significant boost in residential density, makes for a fair trade-off.
Rental listings, which are already available online, show spacious, open-layout, bi-level interiors, with tall windows, hardwood floors, stone countertops and stainless steel appliances in the kitchen, and an upper level accessible via a spiral stair. According to the listing, the units also boast “recessed lighting, spacious closets, central air & heat, washer & dryer, and video intercom.” The listing also mentions that every unit has its own designated private outdoor space.
