Permits have been issued for the construction of a three-story single-family development at 2029 North Orianna Street in Norris Square, North Philadelphia. The project will replace a vacant lot on the east side of the block between Diamond Street and West Susquehanna Avenue. The development will span 1,728 interior square feet and will include a roof deck. The project team consists of Daku Hazbi as the owner, Here’s The Plan, LLC as the architect, and Renato Rizaj as the contractor.

Construction costs for the rowhouse structure are listed at $230,000, which translates to approximately $133 per proposed interior square foot. Of this sum, $166,000 is allocated for general construction work, $10,000 for electrical work, $10,000 for mechanical work, $19,000 for plumbing work, and $25,000 for excavation work. The development team is also behind a number of similar projects proposed nearby, such as 2156 North Orianna Street.

The structure will measure 37 feet long, 12 feet wide, and 35 feet tall to the main roof, or 45 feet to the top of the roof access bulkhead. A seven-foot-deep yard will sit in the rear. The building will be styled in a manner similar to a number of rowhouses that rose along the block in recent years, as it will feature a primary brick facade, an upper-level shallow cantilevered section (which will likely be clad in metal panels), and a tall front stoop.

Route 3, 39, and 57 buses run along the nearby blocks. A number of public green spaces, which include Norris Square Park, Eric Casiano Field, 8th & Diamond Playground (which features a vibrant floral-themed mural), among others, are situated within a ten-minute walk of the proposed development. Temple University may be reached within a 25-minute walk to the southwest.
