Construction Complete at The HQ in Fairmount, Lower North Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is complete at The HQ, a four-story, 30-unit rental complex at 710 North 16th Street in Fairmount (alternately Francisville), Lower North Philadelphia. Developed by the Stamm Development Group, the 35,000-square-foot development features units ranging from studios to two bedrooms.

When YIMBY last visited the site in November, the structure stood largely finished, though construction fencing and remained alongside the ground floor and finishing work was apparently underway at the interior and on the sidewalk. By now, the structure appears entirely complete and in use by residential tenants.

The red brick exterior, with chevron coursework on window spandrels and gray siding at facade inserts and cantilevers, makes for an attractive presence on the streetscape. Improving the building’s appeal is the disappearance of bulky, unsightly orange plastic casing that enclosed overhead wires at the time of our last visit, although overhead wires remain an issue that the municipal government must addtress throughout the city.

The building offers unit layouts named after various cities around the world, with names such as The New York and The Tokyo; some apartments come with private backyards and/or balconies, pure white Quartz countertops in kitchens, Whirlpool stainless-steel appliances, and built-out closets. A 1,000-square-foot, two-bedroom, two-bathroom unit is currently listed for rent for $2,500 per month.

The HQ offers resident amenities such as a fitness center, a lounge with “secure parcel pending package acceptance,” complementary tenant storage, a bicycle room, Latch building and unit entry, a roof deck (pending furnishing by spring, according to one listing, and a gated dog run in the back of the building.

The HQ is situated at the southwest corner of North 16th and Swain streets, two short blocks north of Fairmount Avenue and within a five-minute walk to the northwest of the Fairmount Station on the Broad Street SEPTA Line. Althugh the development stands within the traditional boundaries of the Fairmount neighborhood, it may also be seen as the latest addition to Francisville, a rapidly developing neighborhood situated just to the north.

    But are those background projects documented already?
