Permits have been issued for the construction of a new multi-family development at 2120 North 7th Street in North Philadelphia East. The new building will rise three stories tall, with three residential units, all expected to be apartments. A pilot house at the top of the structure will provide access to a roof deck. In total, the building will space 3,216 square feet of space. 24 Seven Design Group is the architectural firm behind the project.
Unfortunately, there are no renderings available for the project, though zoning diagrams are able to provide some context as to the structure’s scale. The building will span a footprint that is row-home sized, which is pretty standard for this neighborhood, and while its three-story height will not match its older neighbor to the north, it will match the newer additions to the block, which are mostly three-story triplexes like the project at hand.
The new building will be replacing a current vacant lot. A small wooden fence separates the lot from the street, though there is nothing entirely special about the lot itself, consisting of a mixed grass lawn. Directly to the south, the development borders a pre-existing three-story mansard rowhome, a style which used to completely cover this block, as evidenced by the few remaining mansards in the area. To north, the above image shows a second vacant lot, although this has actually turned ver in recent years and been developed into a three-story triplex ass well.
At this point, there comes no surprise when reporting on small-scale multi-family projects like this in the surrounding neighborhood. While not so long ago, there was almost no development activity in this area, new homes and buildings are now popping up on almost every block, filling in the many vacant lots that were a result of its post-war decline.
No completion date is known for the project at this time, though construction may be finished by 2023.
