A recent site visit by Philly YIMBY has noted significant construction progress at a six-story, 46-unit development at 1309-25 Cambridge Street in Poplar, North Philadelphia. The project will rise on the west side of the block between Cambridge Street and Girard Avenue. Designed by KJO Architecture, the 51,878-square-foot structure will include a roof terrace as well as 15 parking spaces. Cambridge 9 OZB LLC is the listed owner. Permits note Harrison Finberg as the contractor and specify a construction cost of $6.75 million.

When YIMBY last visited the site in July, the development still stood one story high, except for the core, which appeared topped-out. Since that time, the development has added three stories of wood framing and sheeting atop the single-story CMU-clad base, bringing the total height to four floors at the moment. The cantilevers seen on the rendering already appear to manifest themselves on the structure, lending hope that the final product will resemble the robust massing seen on the rendering and will not be reduced to a flat-facaded, value-engineered compromise.

1309-25 Cambridge Street is situated a block east of the Girard Station on the Broad Street SEPTA Line. The Temple University campus sits within a ten-minute walk to the north and Center City (at least gauging by the Vine Street boundary) is situated within a 20-minute walk to the south. If anything, the site is capable of supporting a larger development than what is currently being constructed at the location. However, we are still quite happy to see the development at 1309-25 Cambridge Street take shape and look forward to further progress on the development.

  1. How long will that island of awful suburban homes remain while the entire neighborhood surrounding them is redeveloped?
