YIMBY Shares Additional Views of 2222 Market Street in Center City West

Earlier this month, YIMBY visited 2222 Market Street, a 295-foot-tall, 19-story office tower that is nearing completion in Center City West; today we share a few additional angles of the dramatic structure. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Building features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.

Although modest in scale in comparison to the office towers of the Center City business core, 2222 Market Street exudes a dominating presence over the sparsely built-out streetscape of Center City West. However, in the near future, the imposing building will have more company as a number of similarly scaled developments are currently on the drawing boards for the neighborhood.

  1. oh, its built, and it makes me incredibly nervous….the design is so arbituary, unresolved, unbalanced and the materials, as stated in the last posting, look so cheap when you slap on brick as a floating deorative band with no real rhyme or reason. Yes, new big buildings in Philadelphia is a good thing, and No, bad buildings don’t create a memorable cityscape. Gensler can do better.

VO, thanks for the additional photos. 2222 Market replaces a large surface parking lot on which stood ‘The Forum’ (among other businesses), a place to watch “XXX Adult Hits” featuring “Three New Films Every Friday and Tuesday” as recently as 2012 when adult film could no longer compete with the internet.

    Thank you for reiterating that 2222 has been designed for the Covid era, greatly benefitting law firm Morgan Lewis with features like flexible workspaces, a conference center, Zoom conference rooms, custom areas to service visitors from other locations, and spaces with advanced audio technology to facilitate virtual court hearings. Both clients and lawyers benefit.
