Construction Still Pending at 1401 North Marston Street in Brewerytown, North Philadelpia

A recent site visit by Philly YIMBY has revealed that construction has still not started at the single-family structure proposed at 1401 North Marston Street in Brewerytown, North Philadelphia. The structure is located on the west side of the block between Master Street and Jefferson Street. The building will feature a roof deck and will not exceed 38 feet in height to its principal structure. Thomas Hollinger is the listed owner. The new building will replace a two-story, single-family prewar rowhouse. Despite its age, the building holds no preservation-worthy features, aside from a cornice with scrolled S- and C-brackets. The rest of the structure has been stripped of decoration and plastered with stucco years ago, and has sat abandoned for more than a decade. A demolition permit was filed for the existing building in March 2020.

The area saw widespread demolitions and disinvestment in the postwar period, yet local construction has been on an upswing in the past decade. The site sits next to a three-story single-family rowhouse built a few years ago as one of the many similar buildings constructed in the area in the meantime.

    This took a while to figure out. After reviewing all three YIMBY posts re “1401 North Marston Street” (January 13, 2021, April 10, 2022 and today’s March 22, 2023), all by the same blogger, the initial 1/13/21 error has been carried forward thru the years. YIMBY has been and continues to conflate 1401 with 1404 N. Marston St.

    “The structure is located on the west side of the block” refers to 1404. 1401 is on the east side of the block. “The new building will replace a two-story, single-family prewar rowhouse refers to 1404. 1401 has been vacant for more than 13 years. 1404 held a two-story, stucco single-family prewar rowhouse until at least July 2019. “A demolition permit was filed for the existing building in March 2020” refers to 1404, which was demoed before November 2020 (today’s post refers to 1404 as if it’s still standing). All photos and captions, however, refer to and show the site of 1401. The post’s title “Construction Still Pending At 1401 North Marston Street” obviously refers to 1401. The two maps locate 1404 although they’re described as 1401.

    These errors started in the 1/13/21 post, continued in the 4/10/22 post and remain in today’s post. Perhaps the fourth time is the charm.
