Permits have been issued for the construction of four three-story single-family rowhouses at 1436, 1438, 1446, and 1432 North Marston Street in Brewerytown, North Philadelphia. The building will rise from vacant lots that span much of the west side of the block between Master Street and Jefferson Street. Designed by Moto Designshop, each of the structures will span 1,353 square feet. Permits list the Spruce Builders as the contractor.

The construction costs are indicated at around $115,000 for each building, of which $86,470 is allocated toward general construction, $17,000 for plumbing work, $5,200 for electrical work, $6,000 for mechanical work, and $2,000 for excavation.

The development team is the same as that for a development YIMBY covered yesterday for a new rowhome planned at 1432 North Marston Street, which also shares design specifications with the rest of the proposed structures.

The Athletic Square Park sits two short blocks to the east, and Fairmount Park may be accessed via a ten-minute walk to the southwest. Brewerytown’s primary retail and dining district is situated several short blocks to the west, while Girard Avenue, where the route 15 trolley runs, may be reached via a three-block walk to the south. Although the 30-minute-long walk to the Broad Street Line’s Girard and Cecil B. Moore stations is quite distant, route 7, 48, and 49 buses service the surrounding blocks.
