Permits have been issued for the construction of a three-story, 15-unit multi-family development at 7037 Ridge Avenue in Roxborough, Northwest Philadelphia. Designed by Square Architects, the project will span an irregularly-shaped lot on the northeast side of the block between Livezey Street and Domino Lane and will involve adaptive reuse of a historic building as well as a new structure to be constructed at the rear of the lot. Permits list Baltimore Select Properties (aka Select Redevelopment) as the contractor and indicate a construction cost of $1.5 million.

At the moment, 7037 Ridge Avenue consists of a two-story commercial structure facing the avenue and a sizable parking lot stretching deep into the block. As of 2021, two businesses, Adam’s Carpet and Andy’s Plumbing & Heating Co., shared space in the building.

The proposal involves a renovation of the existing structure where the two-story “historic” portion (as described in construction documents), capped by a gabled roof, is preserved, while its single-story front and rear extensions, which make up much of the structure’s footprint, are to be demolished. The commercial structure will be converted into residences.

The new addition will rise from the rear portion of the parking lot, massed in two gable-roofed sections (in an apparent reference to the existing structure) connected by a double-loaded corridor. The new building will feature units featuring one to two bedrooms.

The central area, accessible via a driveway, will feature five parking spaces and some vegetation. A landscape buffer will be planted around the perimeter of the new building.

7037 Ridge Avenue makes for an understated yet exciting, in its own way, addition to Roxborough. The project restores a historic structure, removes its non-historic portions, and replaces a parking lot with a significant new residential structure, generally tucked away from street view (surely to the NIMBY’s liking) while styled in a way that complements the original structure.

    We’ll see if they can pull that off. No more parking is needed since there is a huge commercial parking lot across the street!

    Just what Roxborough needs…more apartments! Sad.

  3. Before one more development goes on on Ridge street the city needs to make these developers responsible for the mess they’ve made of the street. I watched an ambulance bend a rim on one of the many poorly filled in holes.
