Facade Work Begins at 204 South 12th Street in Washington Square West, Center City

Facade work has begun at 204 South 12th Street, a major mixed-use development underway in Washington Square WestCenter City. Once topped out, the building will stand 32 stories tall, with a meaningful impact on the Philadelphia skyline. Two stories of commercial space will sit at the ground level, while the upper portion of the tower will contain 378 residential units. Midwood Investment & Development is the developer of the project, with Rogers Stirk Harbour + Partners handling design work. BLT Architects is the architect of record.

The tower’s modern exterior will make for an attractive addition to the skyline. The facade is predominantly composed of muted, darker glazed glass which will rise from the ground floor to the top of the building, offering bright interior spaces with rehire floor-to ceiling height at each level. The panes will be arranged in a mildly abstracted gridded pattern thanks to the presence of white metal cladding (and this is also aided by some gray cladding between floors). Brown-orange cladding will help the building stand out, serving as an accent and helping the structure achieve its own identity and become a standout on the skyline.

In some of YIMBY’s previous updates in the project, the building was still undergoing excavation and the earlier portions of vertical construction. Well, things have certainly changed now. The tower’s super structure continues to climb higher onto the skyline, and is now easily visible from a variety of southern viewing locations. With this, the building’s true scale is becoming apparent, showcasing its impressive height and filling in the neighborhood with additional important high rise development.

Facade work has begun around the lower portion of the building. At the commercial portion, glass installation has already wrapped two floors, with the white cladding grid has also begun assembly. So far, the tint of the windows seems to be appropriate for the location and will surely look attractive as it continues to climb higher.

Overall, the development is a fantastic addition for the neighborhood. Ideally, other underused properties in the surrounding neighborhood would be developed in a similar way, adding thousands of residents, ample commercial space, and boosting the skyline.
