A recent site visit by Philadelphia YIMBY has observed that facade assembly is nearing completion at a 32-story, 378-unit high-rise residential building under construction at 204 South 12th Street in Midtown Village, Center City. The structure spans a site bound by South 12th Street to the east, St. James Street to the south, and Chancellor Street to the north. Designed by BLT Architects, with Hunter Roberts as the contractor, the structure will rise to a height of 366 feet and span 401,870 square feet. Permits list a construction cost of $111.7 million.

One of the most highly-anticipated developments in Philadelphia is the mixed-use high-rise planned at 210 South 12th Street in Washington Square West, Center City. Recently, developer Midwood Investment & Development shared with YIMBY updated details and renderings for the mixed-use project, which will rise 32 stories tall and will feature a two-story commercial space containing approximately 17,000 square feet. The structure above will hold 378 rental apartments. The development wil span 401,870 square feet. London-based Rogers Stirk Harbour + Partners is the architectural firm behind the project’s design, with BLT Architects as the architect of record.

Philadelphia YIMBY’s ongoing countdown, which looks at the 31 most frequently listed article categories over the course of the past year in honor of our first anniversary, finds Washington Square West in the 28th place, with at least 29 publications mentioning the neighborhood in its tags. Much like Rittenhouse Square, which we recently covered in the countdown, this Center City neighborhood is already well-established and densely built out. As such, instead of a pronounced development boom, it owes its high ranking to our consistent coverage of a handful of notable developments, particularly Arthaus at 311 South Broad Street. The development will hold 448 residential units, occupying 340,253 square feet of space and bringing significant density to the property. The project will also include 39,999 square feet of retail space, creating a significant commercial presence on 12th Street, and 68 underground parking spaces in a 41,380-square-foot garage.
