The 10th Place on Philly YIMBY’s December Countdown Goes to 204 South 12th Street in Midtown Village, Center City

The 10th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 366-foot-tall, 32-story residential tower proposed at 204 South 12th Street in Washington Square West, Center City. Designed by Rogers Stirk Harbour + Partners (with BLT Architects as the architect of record) and developed by Midwood Investment & Development, the building will span 401,870 square feet of interior space and offer 378 rental units, as well as ground-level retail and parking for 96 cars and 130 bicycles. Permits list construction costs at $111 million.

The building was originally proposed to stand 448 feet tall, featuring a design where floor-to-ceiling windows and red panels were set within a white4 mullion grid, capped with a prominent white crown. The low-rise structure that previously stood at the site was torn down in the beginning of the year, yet progress stalled for months afterwards. Last month, a permit issue revealed that the planned unit count was reduced from 448 to 378, and earlier this month we confirmed that the height reduction, as well.

Since the project retains the same development team, it is likely that the design will maintain its general aesthetics. It is also likely that the construction delay was caused by the extensive redesign, so we may expect construction activity to resume in the near future, especially now that the permits have been issued. We were also able to confirm with the BLT architects that the height reduction was not a response to the building’s relative proximity to the helipad atop one of the nearby Jefferson Health buildings, a condition that was rumored to lower the height of at least one other development proposed nearby.

For the time being, as our recent site visit revealed, the lot sits idle, awaiting the next step in development.
