Philadelphia YIMBY’s recent site visit has observed that exterior renovation work is underway at the recently completed mixed-use development at 2301 Frankford Avenue in Fishtown. Designed by Ian Smith Design Group, the project adds a three-story rear addition to a three-story prewar building and two smaller adjacent structures at the eastern corner of Frankford Avenue and East Dauphin Street. The finished project features ground-floor commercial space and six residential units, as well as a cellar.
The renovation primarily involves repainting the upper levels of the building’s renovated portion from its original red color to a dark gray/off-black hue. Although the color may be considered “trendy” in contemporary architecture, the alteration is a step-down from the building’s previously refreshed, historic appearance, which stood as a fine example of the traditional Philly vernacular.
The recently completed beige-brick rear addition appears to remain unchanged.
The Berks Street Station on the Market-Frankford Line is situated within an eight-minute walk to the southwest. Route 5, 25, and 89 buses service the surrounding area.
