A recent site visit by Philadelphia YIMBY has confirmed that construction work is nearly complete at a four-story, 15-unit multi-family development at 825-27 Bainbridge Street in Bella VistaSouth Philadelphia. Designed by Ambit Architecture, the building spans 19,200 square feet and will include five bicycle spaces. Construction costs are specified at $3.2 million.

The industrial-styled building is one of the most attractive new developments built in recent years. Its sparse yet sophisticated loft-flaired facade boasts surprising attention to detail, with a broad arched entryway, paneled arched windows, alternating horizontal brick courses, and a roof gable with a gently corbelled cornice, which, barely noticeably, appears to withdraw into the structure toward the pinnacle. Most notable is the rusticated red brick, which showcases a texture and tonal variation that may pass for an authentic historic product.

Although the building technically matches the renderings, the quality of the final product is much more refined than what was shown in original imagery. The only downside is the destruction of a rather attractive mural that once graced the site. Nevertheless, we wish to see this type of development become more prevalent throughout the city.

  1. I like the building though I wish there was a slight roof overhang. The only thing to ruin this would be grey cladding wherever there weren’t bricks.

The original drawings showed patios on the sides, which is pretty lame since there are full sized houses on each side. So you look directly into a neighbor’s wall for your “patio?” Otherwise, the back is the only place for small balconies, which look directly into the houses on Kater.

Otherwise, it looks nice. But the house next store is now up for sale…makes me wonder.
