Permits have been issued for a new multi-family residential project at 608 South 3rd Street in Queen Village, South Philadelphia. The building will be located on a block bound by Bainbridge Street, South Street, and South 4th Street, facing South 3rd Street. Gnome Architects LLC is responsible for the designs. Permits list Orion Construction Services LLC as the contractor.

Total construction costs are specified at $535,000. Out of the total, $400,000 is allotted to general construction costs, $75,000 for excavation costs, and $20,000 for plumbing and mechanical work, and electric work respectively.

The project site is a parcel spanning an area of 2,085 square feet. The site is currently occupied by a three-story mixed-use built in 1915 that measures 3,780 square feet. The three-story will be partially demolished.

The scope of work consists of constructing a four-story building of type VB construction to be used as two-family dwelling. The residential building will yield a built-up area of 2,854 square feet. The building will rise to a height of 38 feet each. The new construction will bring a total of four residential units; two new and two will be retained from the existing townhome.

The new construction will also feature rear addition with roof deck and a pilot house. Two accessory parking spaces will also be provided on the site, accessible by a rear street. Open landscaped area spanning 511 square feet, along with a rear yard running 18 feet will also be developed on the site.

The site is located in a vibrant neighborhood offering plenty of restaurant, grocery stores, and recreational spots. A project application was submitted. The estimated construction timeline has not been announced yet.

  1. The beginning of this post makes no sense. It says “Permits have been issued seeking the approval of…”. Either permits have been issued granting approval, or plans have been filed seeking approval. Which is it?

    I also note the plans seem to indicate no public parking in the zone of the requested curb cut. I am almost certain that this is wrong. The plan would eliminate, for exclusively private gain, public parking in an area that needs it. Commercial establishments are directly opposite this property. I hope that plans have merely been filed seeking approval, and that approval for at least the curb cut will be denied.
