A new four-story single-family residence has received construction permits for 504-06 Carpenter Street in the Queen Village section of South Philadelphia. The project calls for the erection of a four-story attached structure with a basement, roof deck, and roof deck access structure. The property is owned by Carpenter St LLC. D and V Contractors Inc is listed as the general contractor. Atrium Design Group is responsible for the designs.
Combined construction costs are reported at $300,000.

Zoning approval for the development was previously issued in March 2022, authorizing the erection of a four-story attached structure with basement and roof deck for use as a single-family dwelling within the RSA-5 zoning district. Plans show the building occupying the full width of the irregular corner lot at Carpenter and Reese streets. The structure rises to a main roof height of 38 feet, with a roof deck set above the fourth floor and a pilot house extending to approximately 47 feet 4 inches, as indicated in the zoning section drawings. A rear yard measuring 7 feet in depth is provided at grade. The roof deck is located above the flat roof and accessed via an enclosed roof access structure, with parapet walls enclosing the deck perimeter.

Elevations depict a vertically organized façade consistent with attached rowhouse development. The lower level includes a recessed entry and egress well serving the basement. Upper floors incorporate stacked window openings, and a projecting bay element is shown along Carpenter Street at the upper levels. The fourth floor is partially set back, creating outdoor roof deck space and reducing mass at the uppermost level.

The residential building permit, issued in mid February 2026, authorizes construction of a Type V-B structure classified for Group R-3 occupancy. Separate permits are required for excavation, mechanical, electrical, plumbing, and fire suppression work. Total construction area is listed at 2,609 square feet, with 545 square feet of earth disturbance. The zoning permit expiration was later extended through March 22, 2026.
With permits now issued, the four-story townhouse is cleared to proceed to construction in accordance with the approved plans. A construction timeline has not been publicly announced.
