Permits have been issued for the construction of a new three-story residential project proposed for development at 756 North 38th Street in Mantua, West Philadelphia. The project site is located on a parcel at the intersection of Folsom Street and North 38th Street, bound by Aspen Street and North 39th Street. Permits list Kumas Homes LLC as the contractor. Loney Engineering and Consulting LLC is also on the project team. 24/7 Design Group is responsible for the designs.
The project has an allocated total construction cost of $220,000, with $160,000 for general construction, $15,000 for mechanical work, and $15,000 for excavation, and $15,000 for plumbing work.
The project site is a parcel spanning an area of 1,150 square feet. The project proposes to bring a new three-story residence yielding a total built-up area spanning 2,600 square feet. The residence will also feature a basement, porch, roof deck, and a roof deck access structure. The building façade will rise to a height of 34 feet.
Separate permits are required for mechanical, plumbing, electrical, and fire suppression work.
The project requires at least 5 feet of excavation, and requires underpinning. No estimated construction timeline has been announced yet. The project site is located in a vibrant residential neighborhood. Market–Frankford Line is accessible via multiple stations located couple minutes walk away. Philadelphia Zoo, Philadelphia Museum of Art, Fairmount Park, and other major recreational and tourist spots are also located nearby.
