New permits have been issued for a seven-story, 70-unit mixed-use residential project proposed at 915-23 North Broad Street in West Poplar, Philadelphia. The building will be located on a lot spanning 16,000 square feet, situated mid-block West Girard Avenue, Poplar Street, North Watts Street, facing North Broad Street. Z Realty LLC is the property owner. Permits list Hong Da Construction Inc as the contractor. Sky Design Studio is responsible for the designs. The project has an allocated total construction cost of $9,000,000. Plans call for the demolition of an existing single-story structure on the site.

The building will yield a total built-up area spanning 95,502 square feet. The second floor will provide space for office uses spanning 16,000 square feet and the ground floor will offer space for commercial uses spanning 6,335 square feet. Parking for 21 vehicles and storage spaces for 24 bikes will be provided on the site. The mixed-use will also feature balconies and penthouses. The facade will rise to a height of 94 feet.

Renderings reveal modern contemporary designs and modular construction, expressed in a beige bricks with extruded patterns and dark grey stucco. The facade has aesthetic and functional breaks served by floor-to-ceiling windows in the form of four bands that run up to the sixth floor. The top floor features glass windows set at angular positions, creating an effect of projected glazing that contains a rooftop garden.

Separate permits are required for the commercial space, mechanical, electrical, plumbing, and fire suppression work.

The project site is located in a vibrant residential neighborhood. The area is serviced by plenty of transit options including Girard Station located a few 100 steps away. There are a variety of stores, restaurants, and retail options nearby. The project site is close to many recreational spots including The Met Philadelphia, an art gallery, and a shopping mall. Temple University is located a 15-minute walk away.
