Permits have been issued for the construction of a three-story, three-unit residential project at 2119 East York Street in East Kensington. The project site is a parcel spanning an area of 825 square feet, located at the intersection of Martha Street and East York Street, bound by Frankford Avenue. Ochre LLC is listed as the property owner. Joseph Mulvihill is listed as the project’s design professional. Permits list Zatos Construction LLC as the contractor. Construction costs are estimated at $445,500 square feet.
The project site is developed with a three-story brick residence offering four bedrooms and 1.5 bathrooms–all slated for demolition under a separate permit. The scope of work includes the construction of a new three-story building with three units, yielding a total built-up area of 4,455 square feet. The building will also have a pilot house and a roof deck. Commercial use of space will be implemented on the ground floor. Separate permits are required for mechanical and fire suppression work.
No renderings have been revealed yet.
The project site is located in a residential neighborhood, with various restaurants and recreational spots nearby. The area is serviced by 5, 39, 89, and more. Both York-Dauphin Station and Berks Station are located within a 10-minute walk. The estimated construction timeline has not been established yet. Permits were also issued for the neighboring site at 2118 East York Street, where a three-story single-family rowhouse will soon arrive.
