New permits have been issued for a three-story single-family residential project proposed at 1309 South 23rd Street, Point Breeze, South Philadelphia. The building will be located on a lot spanning 1,008 square feet, situated on a block bound by Wharton Street, Sears Street, and South 22nd Street, facing South 23rd Street. Maya’s Couch 1031 KH LLC is the property owner. Permits list Kumas Homes LLC as the contractor. Glenwood Engineering LLC is responsible for the designs.
The project has an allocated total construction cost of $56,000, with $50,000 allocated to the general cost of construction, $2,000 for electric, plumbing, and mechanical work each.
The existing structure is a two-story townhouse that spans an area of 2,145 square feet, designed as a three-bedroom two-bathroom plan, built in 1923. The new construction will add a third story to the existing residence along with a rear addition on the third-story that includes a roof deck and a pilot house. The building height will increase from 23 feet to 33 feet.
Under separate permits, the project called for the demolition of structural framing members, however, foundation and walls were retained. Underpinning and excavation work has also been completed under a separate permit.
The project site is located in a vibrant residential neighborhood. The area has good walk and transit scores and is serviced by transit lines such as routes number 7, 17, 29, 29, 64, and more. The site is located near various grocery stores, shops, and restaurants. The townhouse site across the street from Wharton Square Park.
