Permits have been issued for the construction of a four-story residential project proposed for development at 1331 North 17th Street in the Cecil B. Moore neighborhood of North Philadelphia. The project site is a mid-block lot facing North 17th Street, bound by Master Street, West Seybert Street, and North Smedley Street. Permits list G&J Group LLC as the contractor. Supreme Architects is responsible for the designs. Skira Holdings LLC is listed as the owner. Glenwood Engineering is also on the project team.
The total cost of construction is estimated at $340,000, with $300,000 listed as the general cost of construction, $40,000 allotted for excavation work.

The project site spans an area of 1,666 square feet. The scope of work includes the construction of an attached four-story structure to be used as a multi-family household with three dwelling units. The unit sizes will range from 1,640 square feet to 1,750 square feet. The building will also have two roof access structures for an occupiable roof deck, with heights not exceeding 1o feet and 125 square feet.
The residential building will yield a total built-up area of 5,451 square feet. The building facade will rise to a height of 38 feet. A rear yard spanning 450 square feet will be developed on the property site.
Separate permits are required to allow for mechanical, electrical, plumbing, and fire suppression work. The estimated construction timeline has not been announced yet.
The project site is located in a residential neighborhood, just minutes away from a variety of stores, grocers, and recreational options. Cecil B. Moore Station is located half a mile away. The area is serviced by multiple transit options.
