The building will be located on a lot spanning 1,689 square feet, situated on a corner block bound by North 43rd Street, North 42nd Street, Wyalusing Avenue, facing Otter Street. The project has an allocated total construction cost of $400,000, with $365,000 as the general construction cost. Habana Acquisition Corp is listed as the property owner. Permits list Ken Group LLC as the contractor. 24/7 Design Group is responsible for the designs.
The scope of work includes the construction of a three-story residential building that will yield a total built-up area spanning 4,581 square feet and feature wood-frame construction. The residential building will offer four dwelling units. The building will have a roof deck and a roof deck access structure. The building height is proposed to rise to 34 feet. A rear yard running 11 feet will be developed on the site.
Separate permits are required for the commercial space, mechanical, electrical, plumbing, and fire suppression work. The project requires at least 5 feet of excavation, and requires underpinning. Underpinning and excavation work has also been completed under a separate permit. A front setback of 6 feet will also be created.
The site is located near various industrial stops, grocery stores, shops, and restaurants. No estimated construction timeline has been announced yet.
