A zoning permit was issued in September 2023 following approval by the Philadelphia Zoning Board of Adjustment. The permit authorizes the erection of a semi-detached structure with a roof deck and pilot house enclosing stair access. The approval includes provisos requiring the front building line to align with adjacent structures and limiting the roof deck to mechanical access.

Architectural zoning plans indicate a building footprint of approximately 2,548 square feet on the 3,450-square-foot lot, with a total open space allocation of roughly 902 square feet. The structure will rise to a height of approximately 38 feet and include a rooftop pilot house measuring roughly 89 square feet. The roof deck is designated for mechanical access, with private roof access noted for one unit in the plans. Five Class 1A bicycle parking spaces are shown at the ground level along an accessible route.
The issued commercial building permit authorizes approximately 10,192 square feet of new construction area. The building will be classified as Group R-2 occupancy and constructed as a Type V-A combustible protected structure.
Permits authorize construction subject to the stated provisos and separate trade permits.
