Philadelphia YIMBY’s recent site visit has noted that construction work is underway at a four-story mixed-use building underway at 408-10 North Front Street in Northern Liberties, Lower North Philadelphia. Permits for the site list 1833 Realty LLC as the owner.
At the moment, the building appears largely structurally complete, although facade work has not yet started. As built, the structure stands four stories tall, a floor less than the original renderings showed, but the general design remains somewhat similar. Although street-facing balconies have been relocated from the central niche to a projecting side section, the massing still consists of two projecting bays, one windowed and the other comprised of balconies, both angled outward from the building center. The design goes hand-in-hand with similarly angled features on a number of nearby buildings, most of which have also been constructed in recent years.
Although situated in one of the oldest parts of the city, the surrounding area is seeing a revival as numerous new buildings have arrived on its blocks. New apartment structures now overlook a classic cobblestone street. Although the neighborhood is already densely built out, the surrounding area can still accommodate a decent volume of new construction.

Hey Vitali. I appreciate your description of the building and area. However, FYI- check Wikipedia, “cobble stones” as street paving are not what is here on Front Street. It is a common misconception. Cobble stones are naturally occurring rounded river stones, whereas regular cut paving blocks are called “setts” or “Belgian blocks”. Just thought you would want to know and be as accurate as possible. TY.
