Permits have been issued for the construction of a three-story residential project at 1938 North 22nd Street in North Central,  Philadelphia. The building will be constructed on a lot spanning 1,811 square feet, situated on a block bound by West Norris Street, North Croskey Street, West Berks Street, and North 22nd Street. CRUD LLC is listed as the owner. Olympia Construction is listed as the contractor. 24/7 Designs is responsible for the deigns.

The project has an allocated total construction cost of $425,000, with $395,000 as the general construction cost, $30,000 for plumbing work.

The scope of work includes the development of a new three-story structure in type VB construction. The residential building will be used as a multi-family residence offering four units. The residential building will yield a total built-up area spanning 5,140 square feet. The residential units will span an area of 1,285 square feet.

The residence will also feature a basement, two roof decks and roof deck access structures. The building facade will rise to a height of 34 feet. Open landscaped  area spanning 250 square feet will also be developed as a part of the project.

Separate permits are required for mechanical, electrical, plumbing, and fire suppression work. The project site is located in an area that has good walk and bike scores. Construction timeline for the project has not been revealed yet.

    Google Maps shows that one block south of 1938 N. 22nd St., the 1800 block has several homes brought back to life after rehab work, going from dilapidated and vacant to handsome and occupied. Nice.

      It takes a considerable amount of time and effort to properly research this development.

      You never mentioned any nearby parks, transit stations or other places of significance.
