Permits have been issued for the construction of a new three-story single-family residence at 879 Moss Street in Mill Creek, West Philadelphia. The property site is located on a narrow residential block and will feature a basement, a roof deck, and a small rooftop access structure. The project is being developed by property owner Cornelius Cheesboro. H.A. Blacksmiths is listed as the general contractor, and 24/7 Designs is responsible for the designs.

According to recently issued permits, the new residence will rise to just over 32 feet in height and span approximately 2,032 square feet of interior space. The building will be attached and constructed on a 700-square-foot lot, covering about 72 percent of the site. A nine-foot rear yard and five-foot front setback are included in the design to maintain consistency with the surrounding homes on the block.

The floor plan reveals three bedrooms and three bathrooms across four levels. The basement includes a flexible living area, full bath, and mechanical space. The main level features an open-plan kitchen, dining area, and living room. Bedrooms are located on the second and third floors, along with additional bathrooms and storage. A staircase leads to a roof deck, offering private outdoor space with views of the surrounding neighborhood.

Renderings presents a clean, modern look with tall windows arranged vertically along the front façade. Materials contrast between darker and lighter tones, visually breaking up the narrow structure. The overall appearance is minimal but balanced, aligning with current trends in infill housing across the city.

Once complete, the house will add modern infill to a row house-lined street in one of West Philadelphia’s steadily redeveloping residential corridors.

    It looks like some vacancies due to a devastating fire that completely destroyed a few buildings.

    The neighborhood looks rather dreadful with no off-street parking and a very narrow street.

    It’s okay if you want proximity to Fairmount Park and a hike to the Philadelphia Zoological Gardens.

    SEPTA has you covered by the nearby route 64 bus and other rail lines.
